When Sentinel Real Estate decided to modernize 1201 Pennsylvania Avenue into a Class A office building with a premium rooftop terrace, Pizzano was an obvious choice for the project given our long-running relationship with the building’s previous anchor tenant, Covington & Burling.

The project’s scope included the demolition of eight floors and a building facelift that involved new lobbies and corridors, a new fitness center, a conference center, 20,000 SF of premium spec suites, and a bridge spanning the atrium on the 12th floor. We also conducted a full building HVAC upgrade (including outside air, new floor air handling units, VAVs, and new controls). 

Working alongside Fox Architects, we also undertook significant structural work to transform the 12,000 SF rooftop terrace into a premium outdoor space. We leveraged our history with the building and coordinated with the base building engineer to devise a structural plan that significantly reduced costs. We also installed operable shade structures and completed the project with premium exterior finishes and landscaping.

In total, this project accounted for over 400,000 SF and solidified 1201 Pennsylvania Ave NW’s reputation as a trophy-class building situated on one of the world’s most iconic streets.
