At Pizzano Contractors, we’ve seen firsthand how the “flight to quality” is reshaping the Washington, DC office market. Two recent projects—at Market Square and 80 M Street SE—highlight how we’re helping reposition commercial buildings to meet today’s tenant expectations for premium, amenity-rich environments. At Market Square, owned by PRP Real Estate Investment Management, we completed over 100,000 square feet of interior upgrades, supporting a major leasing turnaround. The property reached 95% occupancy, its highest level in over a decade. Our work included high-end spec suites, refreshed common areas, and targeted improvements that aligned with ownership’s vision and tenant demand.
At 80 M Street SE, the “flight to quality” is a strategy brought to life through smart, sustainable design. In partnership with Columbia Property Trust, we’ve helped transform this building into a standout destination for modern tenants by delivering over 50,000 square feet of high-end spec suites, along with amenity areas and lobby enhancements. Among the highlights is the renovation of one of DC’s first mass timber office spaces. Featuring 17-foot ceilings, expansive windows, and warm wood finishes, the suite reflects a growing demand for workplace environments that balance elevated aesthetics with sustainability and function.

Crafting Interior Spaces that Reflect Culture and Identity
Across both buildings, our interiors team delivered a wide range of buildouts—from white box and spec suites to fully customized tenant spaces for leading global companies like Sony, Humana, Santander, and Kimberly-Clark. Other notable projects include new offices for Brown-Forman, Alliant Energy, and Biogen, each designed to reflect the tenant’s unique brand and operational needs.
A standout example is Brown-Forman, where we partnered with DIAG Studios to create a signature office featuring a custom-built bar to showcase the client’s product line. Bespoke millwork and branded graphics brought the space to life, reinforcing the company’s culture and storytelling. We’ve also delivered tailored government affairs offices for confidential clients—spaces thoughtfully designed to support sensitive operations, privacy, and organizational goals.
Enhancing the Whole Building Experience
Beyond tenant interiors, our work extended to restroom renovations, corridor upgrades, and shared amenity improvements - all critical to enhancing the tenant experience and boosting leasing potential. These upgrades aligned with the strategic vision of PRP and JLL Project Management, helping attract and retain top-tier tenants.
Timely delivery was key. At Market Square, fully completed, move-in-ready suites gave leasing teams a competitive advantage, allowing them to market spaces without delay. Our team maintained fast-paced schedules while delivering premium craftsmanship, ensuring every space was ready when needed.
In addition to spec suite work at 80 M Street, we completed 60,000 square feet of tenant interiors tailored to a range of organizational needs. Our team also led renovations to restrooms, lobbies, corridors, and shared amenity spaces—upgrades that contribute to a cohesive, high-quality tenant experience throughout the building. These enhancements have strengthened 80 M’s position as a forward-thinking, amenity-rich workplace that continues to attract tenants seeking design-forward, environmentally conscious office space in a prime location.
Setting a New Standard for DC Office Spaces
The success of both Market Square and 80 M Street underscores a broader shift: tenants are prioritizing location, design quality, and amenity-rich environments more than ever. At Pizzano Contractors, we’re proud to be at the forefront of this evolution—helping owners, brokers, and design teams deliver spaces that exceed expectations. From historic repositionings to high-end renovations, our work reflects a shared commitment to elevating the standard for commercial interiors in Washington, DC and beyond.
